Granny flats and secondary dwellings. On the larger lots and the remaining older houses off Richmond Road, granny flat framing is common — detached, slab-on-ground, single level.
Alfresco and outdoor structures. Nearly every estate house here lands with an alfresco under the main roof, and plenty add decks or pergolas after handover.
Frame types you'll actually see: pine wall frames to AS1684, engineered floor joists or truss floor systems on the double-storey product, and prefab roof trusses on the vast majority of builds. Cut roofs turn up mainly on custom builds and the acreage jobs.
