    What a framing contract with us covers

    A standard frame-only contract runs from the subfloor or slab through to a completed, braced and tied-down frame ready for inspection. What's in and what's out is written down before we start, so nobody is negotiating scope mid-build.

      Bearers, joists, plates, studs, noggings and lintels, set out from your drawings.

    • Roof framing and trusses

      Truss setout, standing, bracing and tie-down, or stick-built where the design requires it.

    • Structural steel and timber beams

      Installed to the engineer's sizes and fixing details, with propping and sequencing handled.

    • Bracing and tie-down

      To the engineering documentation, complete before handover — not a follow-up visit.

    • Frame-stage handover

      We walk the frame with your site supervisor before the next trade starts.

    • Program reporting

      You know where we are and when we're finishing. Delays get flagged early, not discovered.

    Program

    Why the date matters more than the price

    On a house frame, the difference between the cheapest quote and the next one up is usually small. The difference between a frame going up on the promised week and a frame going up three weeks late is not small — it moves the roofer, the plumber, the electrician, the plasterer and your handover.

    So we're careful about what we commit to. If we can't hold your date, we say so at quote stage rather than taking the job and finding out later. When we do commit, you get a start window, and if anything shifts you hear it from us the moment we know.

    The same applies to the documentation. We review the architectural and engineering set before we start and raise anything that won't build. A query answered before framing costs an hour; the same issue found at frame inspection costs a week.

    Questions builders ask us

    Do you take frame-only contracts?

    Yes. Most of our work is frame-only. You supply the plans, engineering and the material order (or we can arrange it), and we frame the house and hand it over ready for the next trade.

    How many houses can you frame at once?

    It depends on the size of the homes and how they're staged. Tell us how many dwellings and the dates you need them framed and we'll tell you honestly what we can hold rather than committing to something we can't.

    Can you work to a builder's program?

    That's how most of our jobs run. You give us a slab-down date and a frame-up date, we work to it, and if anything changes at our end you hear it from us early.

    Do you handle frame inspections?

    We frame to the engineering documentation so the frame stage is ready when your certifier attends, if required, we're on site to walk through anything queried. The inspection itself is booked by the builder or the owner.

    Do you work for owner-builders as well as licensed builders?

    Yes. Owner-builders are a normal part of our work. You'll need your plans and engineering sorted, and we'll talk you through the framing scope in plain terms.
