    Timber framing is the core of what Jirah Carpentry does. Floor, wall and roof frames on residential builds across Sydney and Greater Sydney — set out from your architectural drawings and framed to the engineer's specification.

    Framing carpentry is unforgiving in one specific way: everything that comes after it inherits it. Plasterers, cabinetmakers, tilers and roofers all work off the frame, and a wall 15mm out of place doesn't stay a framing problem for long. So the part we take seriously isn't just the timber going up quickly — it's the setout being right before any of it is fixed.

    Scope

    What our timber framing covers

    Framing carpentry runs from the subfloor to the ridge. On a typical residential job, that means all of the following — and on renovations it often means working the new frame into an existing structure that was never quite square to begin with.

    Floor framing

    Bearers, joists, subfloor setout and levels — including sloping-block subfloors where the setout does most of the work.

    Wall framing

    Plates, studs, noggings, lintels and openings, squared and plumbed off the drawings rather than off the slab edge.

    Roof framing

    Truss setout, standing and bracing, or stick-built roofs cut on site where the design calls for it. Ceiling framing included.

    Structural members

    Beams, posts and lintels installed to the engineer's sizes and fixing details, with propping handled properly.

    Bracing and tie-down

    Straps, rods, brackets and bracing to the engineering documentation — the part that gets inspected and the part we don't improvise on.

    Second storeys and additions

    New framing tied into an existing roof or wall structure, with the existing levels surveyed before anything is cut.

    Project types

    Framing carpentry by project type

    The framing method changes with the project. A greenfield house frame is a volume and program exercise. A duplex is the same work twice with a party wall and a fire separation detail that has to be right. A granny flat is small enough that access and sequencing matter more than the frame itself. An extension is mostly a survey problem before it's a carpentry problem.

    How we work

    Set out from the plans, checked before it's fixed

    We start on the documentation, not on the timber. The architectural set and the engineering documentation get read together, and anything that doesn't reconcile — a lintel that won't span, a beam with nowhere to land, a bracing panel through a window — gets raised with you before it's framed. That conversation costs an hour. Not having it costs a rectification.

    On site, the setout is checked against the drawings before wall frames are stood, and checked again for square and plumb before anything is finally fixed. Bracing and tie-down go in to the engineer's detail, not to a general rule of thumb, because that's what the frame inspection is looking at.

    When the frame is up, we walk it with you before the next trade steps on. If something needs adjusting, that's the moment it's cheap to adjust.

    Timber framing questions we get asked

    What does timber framing actually include?

    Floor framing — bearers, joists and subfloor. Wall framing — plates, studs, noggings, lintels and openings. Roof framing — either stick-built or truss installation, plus ceiling framing. On top of that, bracing and tie-down to the engineer's specification, and structural beams and posts where the design calls for them.

    Do you work with trusses or stick-built roofs?

    Both. Most new homes come with prefabricated trusses, which we set out, stand, brace and tie down. Where the design or the renovation calls for a stick-built roof, we cut it on site.

    Do you supply the timber or does the builder?

    We supply all structural timber as part of our framing package. We take care of ordering, delivery and installation, ensuring the correct materials arrive on site when required so your project can progress efficiently.

    Can you frame from engineering documentation only?

    We need the architectural drawings and the engineering documentation together. The engineering tells us the member sizes, bracing and tie-down; the architectural set tells us where everything goes.

    Do you fix framing that someone else got wrong?

    Yes. Rectification and re-framing work comes up regularly, usually on renovations. Send photos and the drawings and we'll tell you honestly what's involved.
