Our longest run, so we're selective about scope
We are based in Western Sydney, and the Northern Beaches is the furthest region we cover. We would rather be straight about that than list it as though we are around the corner.
What it means in practice: we take on Northern Beaches work with a real framing scope — new house frames, duplexes, secondary dwellings, extensions and additions — and we give you an honest start window that accounts for the travel. For a couple of hours of carpentry, a local trade is the better answer and we will tell you so.

Established homes built around the outdoors
Much of the housing is established rather than new, on blocks that often step down away from the street. Later infill and rebuilds sit among them.
The consistent design theme is the outdoor connection. Living areas open outward, and renovations here usually expand that relationship rather than just adding floor area. So a renovation on the Beaches routinely involves a re-framed opening in a load-bearing wall and new roof structure over the reworked layout — several framing problems in one job.
Coastal exposure is part of the region and the documentation reflects it. Where the engineer or designer specifies particular materials, treatments or fixings for the location, we frame to that specification. Those decisions belong to them.
Steep driveways and long carries
A lot of Beaches sites are not flat and not easy to reach. Steep driveways, houses set well below or above the street, narrow roads with no room to park a truck, and rear yards that can only be reached on foot. Getting timber to where it is fixed is a genuine part of planning the job.
Weather is a real factor here as well, more than it is inland. An open frame on an exposed site catches wind and rain that a frame in a sheltered western suburb does not, so bracing goes in as the frame goes up rather than at the end of the week, and the sequence assumes we will lose the occasional day rather than pretending we will not.
None of that is dramatic — it is simply the difference between a program built on optimism and one built on what the site actually does. We would rather give you a window with that already accounted for than a date that only works if nothing happens.
We work that out before the first delivery: what arrives when, where it is stacked, and how the sequence handles a site where nothing can simply be dropped next to the frame.

Plans, photos, then a real number
For a Beaches job we ask for the architectural drawings and the engineering documentation, and on anything attached to an existing house we ask for photos as well. Photos are not a formality — on a home that has been standing for decades they tell us what the new framing is actually meeting, which the drawings frequently do not.
From that we price the framing scope and give you a start window. If access looks like it will materially affect the build, we say so in the quote instead of absorbing it and getting slower halfway through. And if the timing you need is not timing we can hold, you hear that before you commit.
Our scope is the structural carpentry: floor, wall and roof framing, beams and posts, bracing and tie-down, plus deck and pergola structure. Finishing carpentry, joinery, waterproofing and roofing sit with other trades.
