Established homes and a lot of tree cover
North Shore housing is largely established and substantial, spanning several eras of construction. Blocks are usually well-treed, often with significant vegetation close to the building envelope, and streets are narrow with limited kerb space.
Construction types vary across the region. What ties them together for us is that they are all decades old, so any new framing tying into them has to be set out from measured levels rather than assumed ones.
Tree cover matters practically rather than aesthetically. Vegetation near the works affects where material can be landed, where a crane or truck can sit, and how the site is sequenced. Anything requiring approval around vegetation is your certifier's territory, not ours — we work within what has been approved.
Adding a floor to a house someone lives in
A second-storey addition is the most common substantial job we are asked about on the North Shore, and it is the one where framing carpentry carries the most weight. The roof comes off, the existing wall tops become the reference for everything above, and new floor framing, wall framing and roof structure all get set out from what is measured on the day.
Sequencing matters as much as accuracy. The house is usually occupied or being handed back to the owner in stages, so the frame and the temporary weather protection around it have to be planned rather than improvised. We work that out with the builder before we start instead of discovering it mid-job.
We do not take on the approval, engineering or waterproofing scopes. Our part is the structural carpentry, done to the documented detail.

Documented scope, honest dates
Send the architectural and engineering sets, plus photos of the existing house if the job is an addition. We price the framing scope from that and give you a start window we can actually hold — the North Shore is a run from our Western Sydney base, so we are careful not to commit to dates we would have to move.
Our scope is the structural stage only: floor framing, wall framing, roof framing, beams, posts and lintels, bracing and tie-down, plus deck and pergola structure. Joinery, cabinetry, finishing carpentry, roofing and waterproofing all sit with other trades, and we will say so rather than take on work outside what we do properly.
Access planning is part of the quote on North Shore jobs rather than an afterthought. Narrow streets, limited kerb space and treed blocks mean the timber has to arrive in a sequence that matches where it can actually be stacked. We work that out with the builder before the first delivery lands.
Setout is checked against the drawings before frames are stood and again for square and plumb before final fixing. Anything in the documentation that cannot be built as drawn gets raised before it is framed.

Frame-only contracts and repeat work
A good share of our North Shore work is subcontract framing for builders running additions and renovations. That suits us: the scope is clear, the documentation is usually thorough, and the builder knows exactly what a frame handover should look like.
We take frame-only contracts, and we are happy to be the framing crew a builder uses repeatedly rather than a one-off. What we ask for in return is a realistic frame window and the full documentation set before we price. The work with us page covers how that works.
Owners and owner-builders are equally welcome. The process is the same — send the plans, get a quote and a start window, and get told honestly if something in the documentation will not build as drawn.
