In the Eastern Suburbs, almost nothing is new. The land was built out long ago, blocks rarely change hands as vacant sites, and the framing work that exists is work on houses that are already standing — rear additions, upper floors, and interiors reconfigured behind a facade that stays put.

We travel here, and we're upfront about it
Jirah Carpentry is based in Western Sydney. The Eastern Suburbs is the longest regular run we make, and rather than pretend otherwise we are clear about what that means: we take on Eastern Suburbs projects that are substantial enough to justify the travel — additions, upper floors, full renovation framing packages — not small pieces of carpentry.
If your job is a half-day of work, a local carpenter will serve you better and we will say so. If it is a framing package with a real scope, we are genuinely interested and we will give you a straight answer on timing.
Old, dense housing on narrow blocks
The building stock is old, dense and varied, generally on narrow frontages with small rear yards and very little separation between properties.
Age brings the same practical issue everywhere in this region: nothing is square, level or plumb to the tolerance a modern extension assumes. New framing has to be set out from measured reality, not from the drawing's assumption of a right angle. Where the old and new structures meet is the part of the job that gets judged, and it is decided by the setout rather than by the finishing trades.
Many of these properties sit in conservation or character areas. We frame to what has been approved and documented; approvals and heritage advice sit with your architect and certifier.

Tight sites, staged deliveries, shared streets
Access is the defining constraint. Narrow streets with permit parking, no driveway on many properties, and rear yards reached through the house or a shared lane. There is usually nowhere to stack a full timber order, so material comes in staged close to when it is fixed, and the cutting station goes wherever it does not block the only path through.
Neighbours are part of the equation too. Where a wall is shared, it is shared with somebody who did not choose to have work done, and on a tight street the noise and the delivery access affect several houses rather than one. We keep the site tidy, keep the footpath clear, and work standard hours — not as a selling point, but because it is the only way a job in this kind of street runs smoothly to the end.
Programs here also tend to be longer overall than suburban equivalents, because the trades cannot overlap the way they do on an open site. We plan our framing window with that in mind and tell the builder early if the documentation is going to hold us up.
It is slower per square metre than suburban framing and we price it that way. Anyone quoting an Eastern Suburbs addition on greenfield rates has not looked at the site.

Structural carpentry, not fit-out
It is worth being precise about scope, because "carpenter" covers a lot of ground in this part of Sydney. Our work is the structural stage: floor framing, wall framing, roof framing, beams, posts, lintels, bracing and tie-down, built to the engineer's sizes and fixing details. What we do not do is joinery, cabinetry, or finishing carpentry like skirting and architraves. On an Eastern Suburbs renovation those trades usually come later and are often specialist work in their own right, so we stay in our lane and hand a frame over that they can work from.
That focus is deliberate. A frame that is square, plumb, correctly braced and set out from measured reality is what makes every trade after it faster — and on an old, tight, architect-documented job it is the single thing most worth getting right.
