    St George is a rebuild market. The suburbs between Rockdale and Hurstville were built out decades ago on blocks that are, by modern standards, worth more than the houses sitting on them. So the dominant project is not a renovation — it is a replacement.

    Housing stock

    Older single-storey housing on flat, regular blocks

    Most of the original St George housing stock is older single-storey homes on rectangular blocks with a driveway down one side. The land is generally flat to gently graded, and the subdivision pattern is regular.

    From a framing point of view that is a straightforward starting position — but it is also why so much of it gets replaced. A regular, level block with services already in the street is close to ideal for a rebuild or a dual occupancy, and that is what a lot of these blocks become.

    Where the house is staying, the common jobs are a rear extension, a full internal reconfiguration, or a granny flat at the back. Homes of that age generally carry load on internal walls, so opening them up is structural work rather than cosmetic.

    Rebuilds

    Framing a new house in an old street

    A knockdown-rebuild is a new build with an established neighbourhood around it, and that is the part people underestimate. There are neighbours on both boundaries, mature trees near the setback, a footpath and verge to keep clear, and a street that was not designed for a truck and a materials drop.

    The framing itself is conventional and that is a good thing — the risk is not in the carpentry, it is in the logistics and in the setout on a block with tight side setbacks. We check the setout against the drawings before wall frames are stood, then again for square and plumb before final fixing, because on a narrow-setback rebuild there is no room to absorb a variation later.

    How we work

    Quote off the plans, start when we said

    Send the architectural and engineering sets and we will price the framing scope and give you an honest start window. If we cannot hit your date we say so up front. If something in the documentation cannot be built as drawn, you hear about it before we frame it.

    To be clear about scope: we are a framing and structural carpentry crew. Floor, wall and roof framing, beams, posts and lintels, bracing and tie-down, plus deck and pergola structure. Joinery, cabinetry and finishing carpentry are not our trade, and we will tell you that rather than take the work on.

    On rebuild and dual occupancy sites we also plan the material handling before the first delivery. A cleared block looks like it has plenty of room until two dwellings' worth of timber arrives at once and the only access is a single crossover shared with the neighbours.

    When the frame is complete we walk it with you. That is deliberate — it is the last point at which a change costs an hour instead of a rectification.

    Dual occupancy

    Framing two dwellings on one block

    Dual occupancy is the project type that has changed St George the most, and framing it is not simply framing two houses. The dwellings share a boundary condition, the setout for both has to be established from a single reference, and the separating construction between them is detailed rather than assumed.

    We frame both sides in one sequence rather than finishing one and coming back. That keeps the setout consistent, keeps the material handling efficient on a block that is now carrying two builds, and gives the following trades one continuous window instead of two broken ones.

    The party wall and separation detail is built to what the engineer and designer have documented. Where the drawings are ambiguous about how the two dwellings resolve at the junction, we raise it before framing rather than making the decision on site.
