    Housing stock

    Established homes and a lot of upper-floor additions

    Shire housing spans several eras, with newer builds infilled among older homes. Blocks are generally reasonable in size with usable rear yards, and a lot of houses were originally built as single storey.

    That last point drives a large part of our workload. Adding a floor rather than moving is common, and it is real structural carpentry: the existing roof comes off, new floor framing is set out from the actual top of the existing walls, wall frames go up, and a new roof structure is framed over it. The survey and setout work before the first plate is fixed determines whether the finished result lines up.

    Coastal and near-water locations are part of the region, and where the documentation specifies particular material or fixing requirements for the location we frame to what has been specified. Those calls belong to the engineer and the designer, not to us.

    Additions

    Opening a house up without weakening it

    A lot of Shire renovation briefs come down to removing structure rather than adding it — wider openings across the rear of the house, a wall taken out between two rooms, a roof reworked over the new layout. That is structural carpentry, not cosmetic work.

    The sequence matters: propping in place before anything is cut, engineered beams landed on the bearing points the documentation specifies, and new framing tied in so the load path is continuous from roof to footing. Any outdoor structure that forms part of the addition gets framed to the same documented sizes and connections as the rest of the job.

    We frame from the supplied plans. Where the work requires engineering or approval documentation, that comes from your designer or certifier before we start.

    How we work

    Plans, quote, start window

    Send the drawings through and we will price the framing scope. For work on an existing home we will also ask for photos, because an addition drawing tells us the intent while the photos tell us what we are actually attaching to.

    Our scope is the structural stage: floor, wall and roof framing, beams, posts and lintels, bracing and tie-down, plus deck, pergola and alfresco structure. Joinery, cabinetry, finishing carpentry, roofing and waterproofing belong to other trades, and we would rather say so than stretch into work that is not ours.

    On additions we will also plan access before the first delivery. Shire blocks often have a pool, established paving or a garden between the street and where the new structure goes, and working out how the timber gets there is genuinely part of pricing the job.

    We are direct about travel and timing. The Shire is a run from our Western Sydney base, so we take on work here that justifies the trip and we give start windows we can hold rather than dates that sound good.

    Sequencing

    Fitting a frame into a live build program

    Most Shire jobs we take on already have other trades booked around them. On an addition that usually means a roofer waiting on the new structure, and on a deck it means a decking or waterproofing trade waiting on the platform. Our job is to finish to a standard they can work off, on the week we said.

    Practically, that means we sequence the frame so the parts other trades depend on are completed first where the design allows it, and we tell the builder early if something in the documentation is going to hold us up. A framing crew that goes quiet for three days is more expensive than one that raises a problem on day one.

    We also walk the finished frame with you before we leave the site. It takes twenty minutes and it is the last point at which a change is a small change.
