    Why programs matter here

    The frame is the pinch point in a release-area build

    On a greenfield build, framing sits at the exact point where delays become expensive. Everything before it — earthworks, plumbing rough-in, the slab — is relatively independent. Everything after it is booked around the frame being finished: roofer, bricklayer, electrician, plasterer, all with their own calendars.

    So the two things that actually matter from a framing crew in Macarthur are turning up on the agreed week and finishing to a standard the following trades can work off. A frame that is fast but 15mm out is not fast; it is a problem that gets handed forward to whoever comes next.

    We are deliberately honest about our start dates. If our run of work means we cannot hit your frame week, we tell you before you commit rather than after.

    The region is not uniform. Oran Park, Leppington, Edmondson Park and Austral are predominantly new — recently built houses, tight lots, narrow street frontages and driveways that are often the only access to the rear of the block. Framing there is largely new work with material handling as the practical constraint.

    Campbelltown itself and the older parts of Camden are a different picture: established homes on wider blocks, with owners who extend or add a secondary dwelling instead of moving. That work is structural carpentry with a survey problem attached, because the existing walls, floors and roof were not built to today's setout.

    Both patterns are normal for us. The difference shows up in how we quote — new work prices off the drawings, existing-structure work prices off the drawings plus photos and, where it matters, a look at the site.

    Materials

    Timber, trusses and what we supply

    On most Macarthur jobs the builder or the client supplies the frame material, often with trusses prefabricated to the roof design. We set out, stand, brace and fix — and we check the delivery against the drawings when it lands, because a truss run that is short or a beam that arrived in the wrong size is far cheaper to find on delivery day than on the day it is meant to go up.

    Where we are asked to supply the timber, we price it from the engineer's schedule and the architectural set and put the figure in front of you separately from the labour so you can see what you are paying for. We do not mark up material quietly and we do not substitute a specified member for something cheaper without telling you.

    Either way the fixing schedule comes from the engineering documentation, not from habit. Bracing type and placement, tie-down at each level, and connection detail all get built to what has been specified for that house.
